THE SITE The site is the curtilage of 33 Ballanoa Meadow, an existing detached dwelling situated within the relatively new development. The site is set at the tip of the cul de sac occupying a corner plot.
PLANNING STATUS The site lies within an area designated on the Isle of Man Planning Scheme (Development Plan) Order 1982 as Proposed Residential.
PLANNING HISTORY There are no previous planning application judged to be relevant to this application.
THE PROPOSAL Proposed is the construction of a porch on the front elevation which would be constructed of materials to match the existing property.
Representations
Santon Parish Commissioners have not commented on this application.
The Highways Division has not commented on this application.
Assessment
The proposed porch is of a scale and design that are appropriate to the dwelling. Both public and private amenity would be adequately preserved by the proposal.

C 2. This approval relates to the erection of a porch on the front elevation of 33 Ballanoa Meadow, Santon as shown by Location Plan, Site Plan, Plans and Elevations and Section Plans received 20th May 2011.
C 3. The external finishes of the extension must match those of the existing building in all respects.
