1.1 The application site is within the residential curtilage of Park View, Ballavartyn Road, Santon which is a detached bungalow situated to the Northern end of Ballavartyn Road. - 1.2 Park View is situated within a row of five properties ranging from bungalows to two storey properties, most of which have a garage. PROPOSAL
4.2 Given the nature of the site and the land designation, the most relevant Isle of Man Strategic Plan policies would be General Policy 2 which sets out the general standards towards acceptable development and Transport Policy 7 in connection with Appendix 7 which sets out the relevant parking standards. REPRESENTATIONS - 5.1 The following representations can be found in full online, below is a short summery;
5.2 Highway Services have considered the proposal and state they have no Highways Interest. (28.07.23)
5.3 No comments have been received by Santon Commissioners at the time of writing this report. ASSESSMENT - 6.1 Paragraph 8.12.1 from the IOM Strategic Plan states that there will be a general presumption in favour of extensions or alterations to existing property where such works would not have an adverse impact on either adjacent property or the surrounding area in general.
6.2 In the case of this application, the proposal will result in the re-instatement of the original garage which is attached to the property. With this in mind, it can be seen that the proposed
garage door would not look out of place within the overall streetscene and as such there would be an impact to the character and appearance of the streetscene nor the property.
6.3 Turning towards whether the proposal would comply with Transport Policy 7 in connection with Appendix 7, there are currently two parking spaces available within the site, which is the recommendation from Transport Policy 7, as such the proposal would be increasing the overall parking available and deemed acceptable. CONCLUSION - 7.1 The application accords with General Policy 2 and Transport Policy 7 of the Isle of Man Strategic plan and deemed acceptable.
