This application sought permission to change the use of Unit 2, Peel Road Industrial Estate, Braddan from a workshop and storage unit with associated facilities to a storage and distribution use with associated facilities. The proposal also included the installation of a sectional doorset on the south east elevation of the building. The site sits within an established industrial estate on the northeastern side of Peel Road, accessed via an estate road. The surrounding area already contains a number of industrial buildings and uses, and the River Dhoo lies to the northeast of the site. The officer assessed the principle of the use, the potential impact on the character and appearance of the area, and whether sufficient parking would be available for the new use. The Department will require that in all new development, parking provision must be in accordance with the Department's current standards.

The current standards are set out in Appendix 7. 11.5.4 New development can have a significant impact in terms of the traffic generated by it and the impact on the various modes of travel. The Department considers that proposals which are likely to be significant traffic generators should be accompanied by a Transport Assessment(1) which should look at all modes of transport including access by public transport, cycling and on foot.
