31st July 2023 RE: PA/23/00367/B, Field 324731 Ballavitchel Road Crosby Isle Of Man, Erection of agricultural workers dwelling.
Further to the queries raised by MUA on their letter dated 23/3/23 please find further information to address the queries.
- 1. Widths of the accesses off the Ballavitchel Road and into the dwelling driveway; The access from the highway is 12m wide at the point where the highway ends and the access begins. This narrows to 8m before widening back to the open yard area.
- 2. Surface material used for the access off Ballavitchel Road (must be constructed of a bound and consolidated surface material for a minimum of 5m off the highway); The existing access is currently crushed stone, which is bound and consolidated. A concrete or tarmac 4m wide strip from the highway to the proposed property driveway will be installed to provide a uniform driveway from the highway to the dwelling.
- 3. Size of the internal tarmac driveway to ensure a minimum of two vehicular parking spaces can be accommodated; and The internal driveway is approximately 122m² which is sufficient for more than 2 vehicles to park.
- 4. Provision of bicycle storage in a secure and covered area at a rate of one space per bedroom. There are existing buildings and storage containers on the farm which can and will be utilised for the storage of bicycles associated with the dwelling. With the dwelling being a farm workers dwelling we see no need to construct further storage facilities when there is sufficient buildings already present.
Also, the applicant will consider installing an electric charging point.
Regarding the queries raised by Infrastructure 6/4/23 – the applicant has no intention of allowing surface water to runoff onto the public highway – all surface water runoff will be drained into the existing drainage system and disposed of in an environmentally safe manor.

Regarding the queries raised by DEFA Biodiversity 12/4/23 – the applicant is engaged with the DEFA Agriculture Agri-Environment scheme and is actively contributing to the development of the environment and biodiversity across all its farmed acres. As a result there is likely to be an annual net gain rather than a loss and the small area of hedge that is to be removed for public safety is likely to the mitigated for across the whole farm.
Regarding the queries raised by MUA 18/4/23 – the applicant is happy to work with MUA in order to avoid any future issues with planting trees adjacent to the water main. Planting on or near to the water main something the applicant wishes to avoid from the outset.
