In pursuance of powers granted under the above Act and Order the Department of Infrastructure does hereby REFUSE the following application made on behalf of:
Name: Grove Properties Ltd Proposal: Conversion of public house to five apartments with parking at: Bridge Inn New Road Laxey Isle of Man IM4 7BE
which was considered on 21st June 2011, for the reasons set out below.

Reason(S) For Refusal:
- The proposal represents the loss of a facility that is of benefit to Laxey and the wider community. No evidence has been submitted with the planning application to satisfactorily demonstrate that the existing use is no longer commercially viable, or cannot be made commercially viable. As such, the proposal is contrary to the provisions of Community Policy 4 of the Isle of Man Strategic Plan 2007.
- Irrespective of the first reason for refusal the proposed conversion fails to provide sufficient associated on-site car parking provision. As such, the proposal is contrary to the provisions of General Policy 2, Housing Policy 17 and Transport Policy 7 of the Isle of Man Strategic Plan 2007.
This decision was made by the Director of Planning and Building Control in accordance with the authority delegated to him under Article 3(13) of the Town and Country (Development Procedure) Order 2005.

The decision contained in this notice does not become final until either;
- The time for requesting an appeal has expired; or
- Any appeal has been determined;
Whichever is the later.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.
